Sarva Residential Complex is a completed residential tower-garden project located in Heravi, Tehran. Developed on an 816 sqm site with a total built area of approximately 6,353 sqm, the project includes 19 residential units designed within the constraints of Tehran’s tower-garden regulations.
The main design challenge was to respond to the 30% site coverage requirement while maintaining spatial quality, natural light, privacy, and long-term residential value. In response, the building mass was divided into two northern and southern volumes connected by a bridge. This strategy created two effective voids within the building, improving east-west daylight access, reducing visual interference between units, and enhancing views toward the northern landscape.
Sarva demonstrates architecture as a tool for land efficiency, regulatory response, and asset value creation. Rather than treating form as an isolated gesture, the project uses spatial organization to improve livability, maximize the potential of the site, and create enduring value for both residents and stakeholders.
